Lead Drinking Water Pipes

September 14th, 2016

In many of the older communities in the State of Wisconsin, lead lined pipes were used to bring water to the home.   In these older homes,  once inside the home, most homeowners have converted the pipes to some more up to-date pipe like copper or CPVC.   The debate will go on for many years to determine the best and most cost effective way to address this problem.   However, as this discussion lingers on, homeowners and their residents, will continue to drink water that is flowing through lead lined pipes.   Lead pipes are no longer used to bring water to the home.   Buying a new home might be the best way to make sure  your family is drinking the safest water possible.

Housing Starts

July 20th, 2016

New home construction is always a major part of the economy.  Strong housing will result in a stronger economy.  The Department of Commerce announced good news on Tuesday, July 19th.

Housing starts in June came in at a seasonally adjusted annual rate of 1,189,000, up 4.8% from the revised May estimate of 1,135,000.

Single-family housing starts in June were at a rate of 778,000, up 4.4% from the revised May figure of 745,000.

Desire to Own a Home

June 24th, 2016

According to the Harvard University Joint Center for Housing Studies, Americans still want to own their own home.   The question is will they be able to afford it.   The cost of a secondary education is having a tremendous impact on the economy and purchasing a new home.   In addition, rents continue to rise, limiting the amount one can save for a down payment on a home.  There were 1.3 million new households formed in 2015.   This is back to the pace seen prior to the down turn.  Many millenials moved back home or lived with a roommate, thus not creating a new household.   Millenials, who make up the largest demographic, are now reaching an age where they will be moving out and creating a new household. It is expected that the new household formation number will be closer to 2 million over the next few years.  This is why projection for new construction is very high.  Housing will be needed to handle these new households.

US Home Prices Rise in December

February 24th, 2016

US home prices increased at a solid clip in December. The increase was helped by a healthy job market and still low mortgage rates.

The Case-Shiller 20-city home price index rose 5.7% from a year ago. The index reached the highest level in December since February 2008.

Interest Rates are Fantastic!

February 12th, 2016

It is still a great time to build your dream home!

The average 30-year fixed rate mortgage fell this week from 3.72% to 3.65%, its lowest point in 10 months, according to Freddie Mac.

Despite the Federal Reserve’s decision to raise interest rates at the end of last year, mortgage rates have continued to drop. Volatility in financial markets driven by concerns of a global economic slowdown and the falling price of oil has pushed investors towards U.S. Treasuries, which in turn has kept rates low for potential home buyers.

According Sean Becketti, Freddie Mac’s chief economist, the slip in mortgage rates is to be expected because mortgage rates adjust slower to capital market rates.

“If Treasury yields were to hold at current levels, mortgage rates might well sink a little further before stabilizing,” Becketti said.

Strong Signs for Home Building in 2016

January 29th, 2016

NAHB Chief Economist David Crowe stated, “There are a number of positive indicators that provide solid evidence this will be a good year for housing and the economy,” at the International Builders Show in Las Vegas.  Trends that are contributing to this positive outlook include steady job growth, a healing economy, near pre-recession confidence among buyers, and an ever-growing demand for housing in America’s hottest housing markets.

Most of the nation’s regional housing markets are looking quite healthy.   Freddie Mac, this week, released information via its Multi-Indicator Market Index® (MiMi®), showing the U.S. housing market continuing to improve.   In addition, it went on to state several metro areas, including Milwaukee, had entered into its outer range of stable housing activity.
