Why Should I Attend the Parade of Homes?

August 15th, 2017

If you’re unaware, this past weekend was the official opening for the 2017 Metropolitan Builder’s Association Parade of Homes. Twenty-two houses in three suburban Milwaukee subdivisions – including Trustway’s very own Acadia IV, located in Four Winds West in the Village of Hartland – offered the public a look at the latest home styles.

You might be asking yourself, “Why should I attend the Parade of Homes?” To help you make the decision easier, we’ve compiled 5 reasons to attend below:

  1. Inspiration
The Parade of Homes is a great place to gather ideas, see the current trends and to discover just how many options you have when working with a custom home builder. Even if you’re not on the market to purchase a new home, you can find inspiration to either decorate your current home – or even remodel! Did you know our remodeling division, Stone & Banister specializes in kitchens, bathrooms, additions and basements?
  2. Research
If you’re hoping to build your dream home, it’s important to do your research ahead of time to ensure a smooth process. The Parade of Homes is a great opportunity to see and learn as much as possible in-person and to compare and list the pros and cons of the model you’re touring.  This helps you to make an informed and educated decision based on what you have seen and learned for yourself.
  3. Scope the Neighborhood
Maybe you already know you want to build, but you’re just not sure what neighborhood makes the most sense for you and your family! The Parade of Homes is a great time to visit the participating neighborhoods to determine what each community has to offer.
  4. Up Close & Personal
A picture is worth a thousand words, but an up-close and in-person look is priceless. Touring the Parade of Homes allows you to interact with the home. Open the cabinets & drawers to experience the slow close feature, inspect the pantry to see just how much space there is to offer, stand in the shower to see how spacious it feels. There’s no better way to determine if a home is right for you than to walk through it!
  5. Prepare
The Parade of Homes can help educate you on pricing and let you evaluate the quality of the home by seeing it for yourself. Be sure to look for things like technology updates, as well as finishes and upgrades offered throughout the home.

Don’t worry, it’s not too late to join in on the fun! If you’d like to attend,  The Parade of Homes is open to the public through Labor Day, September 4th! Weekdays hours are 4 pm – 8 pm and weekends are 11 am – 5 pm. We hope to see you at the Acadia IV. Get your tickets here!

Lead Drinking Water Pipes

September 14th, 2016

In many of the older communities in the State of Wisconsin, lead lined pipes were used to bring water to the home.   In these older homes,  once inside the home, most homeowners have converted the pipes to some more up to-date pipe like copper or CPVC.   The debate will go on for many years to determine the best and most cost effective way to address this problem.   However, as this discussion lingers on, homeowners and their residents, will continue to drink water that is flowing through lead lined pipes.   Lead pipes are no longer used to bring water to the home.   Buying a new home might be the best way to make sure  your family is drinking the safest water possible.

Housing Starts

July 20th, 2016

New home construction is always a major part of the economy.  Strong housing will result in a stronger economy.  The Department of Commerce announced good news on Tuesday, July 19th.

Housing starts in June came in at a seasonally adjusted annual rate of 1,189,000, up 4.8% from the revised May estimate of 1,135,000.

Single-family housing starts in June were at a rate of 778,000, up 4.4% from the revised May figure of 745,000.

Desire to Own a Home

June 24th, 2016

According to the Harvard University Joint Center for Housing Studies, Americans still want to own their own home.   The question is will they be able to afford it.   The cost of a secondary education is having a tremendous impact on the economy and purchasing a new home.   In addition, rents continue to rise, limiting the amount one can save for a down payment on a home.  There were 1.3 million new households formed in 2015.   This is back to the pace seen prior to the down turn.  Many millenials moved back home or lived with a roommate, thus not creating a new household.   Millenials, who make up the largest demographic, are now reaching an age where they will be moving out and creating a new household. It is expected that the new household formation number will be closer to 2 million over the next few years.  This is why projection for new construction is very high.  Housing will be needed to handle these new households.

US Home Prices Rise in December

February 24th, 2016

US home prices increased at a solid clip in December. The increase was helped by a healthy job market and still low mortgage rates.

The Case-Shiller 20-city home price index rose 5.7% from a year ago. The index reached the highest level in December since February 2008.

Interest Rates are Fantastic!

February 12th, 2016

It is still a great time to build your dream home!

The average 30-year fixed rate mortgage fell this week from 3.72% to 3.65%, its lowest point in 10 months, according to Freddie Mac.

Despite the Federal Reserve’s decision to raise interest rates at the end of last year, mortgage rates have continued to drop. Volatility in financial markets driven by concerns of a global economic slowdown and the falling price of oil has pushed investors towards U.S. Treasuries, which in turn has kept rates low for potential home buyers.

According Sean Becketti, Freddie Mac’s chief economist, the slip in mortgage rates is to be expected because mortgage rates adjust slower to capital market rates.

“If Treasury yields were to hold at current levels, mortgage rates might well sink a little further before stabilizing,” Becketti said.
